Fees to Landlords

Full Management Service: 12% (inc VAT)

  • Monitoring and collection of all rent payments
  • Regular quarterly inspections of the property
  • Dealing with repairs appropriately
  • Dealing with tenants over all aspects of the tenancy so that landlords need not become directly involved
  • Dealing with necessary notices to serve towards the end of the tenancy
  • Arranging for extension of existing tenancy in appropriate cases with no additional letting charge
  • Checking outgoing inventory
  • Administering the return of the tenant's deposit

Let Only Service: One Month’s Rent plus VAT which equates to 120% (inc VAT)

  • Arranging for prospective tenants to view property
  • Processing applications, carrying out credit/reference searches and obtaining appropriate references
  • Preparation of Inventory & Schedule of Condition
  • Preparation of tenancy agreements
  • Overseeing the signing of tenancy agreements
  • Collection of first month's rent
  • Setting up Standing Order for rent payments
  • Informing utilities of change of occupier
  • Ensuring a successful start to the letting

Rent Collection Service: 10% (inc VAT)

  • Collection of first month's rent
  • Setting up Standing Order for rent payments
  • Deduct any pre tenancy invoices
  • Make any HMRC deduction and provide tenant with NRL8 (if relevant)

Additional Optional Fees and Charges (for Tenant Find and Rent Collection only)

  • Inventory fee - £150.00 (including VAT)
    • Preparation of inventory and schedule of Condition
  • Deposit Registration fee - £90.00 (including VAT)
    • Register landlord and tenant details with Government authorised Scheme
    • Register deposit with Government authorised Scheme
    • Provide tenant with Deposit Registration Certificate and Prescribed information within 30 days
  • Interim property inspection fee - £90.00 (including VAT)
    • Attending property for specific requests
    • Property visits to monitor tenancy and identify property maintenance issues
  • Check out fee - £240.00 (including VAT)
    • Agree check-out day/time with tenant
    • Instruct inventory provider to attend
    • Negotiate with landlord and tenant in respect of deposit deductions
    • Return deposit as agreed with landlord and tenant to the relevant parties
    • Remit any disputed amount to Scheme for final adjudication
    • De-register security deposit
    • Instruct contractors, obtain quotes, organise repairs/replacement/cost of missing or broken items
  • Submission of non-resident landlord’s receipts to HMRC - £50.00 (including VAT)
    • To remit and balance the financial return to HMRC quarterly
    • Respond to any specific query relating to the return from the landlord or HMRC
  • Arrangement fee for maintenance works - £240.00 (including VAT)
    • Arranging access and assessing costs with contractor
    • Ensuring work has been carried out in accordance with the specification of works
    • Retaining any warranty or guarantee as a result of any works
  • Arrangement fee for refurbishment - £240.00 (including VAT)
    • Arranging access and assessing costs with contractor
    • Ensuring work has been carried out in accordance with the specification of works
    • Retaining any warranty or guarantee as a result of any works
  • Obtaining more than 2 contractors quotes - £20.00 (including VAT) per quote

Additional Optional Fees and Charges (irrespective of level of Service)

  • Rent Review Fee - £48.00 (including VAT)
    • Review the rent in accordance with current prevailing market conditions and advise the landlord
    • Negotiate the rent with the tenant
    • Instruct tenant to adjust payments as appropriate
    • Update tenancy agreement
    • Service of Section 13 Notice if tenancy is on a rolling monthly basis
  • Tenancy Renewal Fee - £90.00 (including VAT)
  • Court Attendance - £75.00 (including VAT) per hour
