Nonsense of the Month

NONSENSE OF THE MONTH

Many of you will be aware that the HIP (Home Information Pack) has been abolished, but a hangover from the HIPS is the EPC (Energy Performance Certificate).  There is an EU directive that all properties, either Sold or Let, must be assessed to show the energy efficiency.  'An excellent idea' you all say, however, I am not sure it has influenced any buyer into purchasing one house in preference to another because it was slightly more energy-efficient.  There are far more tangible features affecting a house purchase; location, size, price, to name just 3.

The Department for Communities and Local Government, have announced major changes.  From 1st October, instead of just putting the EPC graph currently on the set of details, we have to include 2 extra pages of information, thereby doubling most agents sets of details. The ludicrous thing is that the 2 extra pages do not include the recommendation!  The cost of paper, printing, etc will be enormous if every agent has to comply with the new legislation.

RAGDON MANOR
We at Samuel Wood & Company have been very fortunate to have been instructed to handle the sale of Ragdon Manor.  The property has been in the same ownership for some 18 years and the owners have carried out considerable renovation and modernisation works over that time.  There is still work to be done but the house stands in a glorious spot about 2 miles from Church Stretton in a very quiet location on the lower slopes of the Ragleth Hill.  This 5 Bedroomed house, with an extensive range of outbuildings, comes with some 7 acres.  Details are available at our offices or on line.
